First-Time Buyer
What It Is
Financing paths designed with first-time buyers in mind, which may include conventional, FHA and other programs depending on eligibility. Some options may offer flexible down-payment structures or be paired with homebuyer education. Program availability and requirements vary.
Good to Explore When
You are buying your first home and want to understand which programs, costs and steps may fit your situation before you start shopping.
Important to Understand
- The definition of "first-time buyer" and program requirements vary by program.
- Some programs may require completion of a homebuyer education course.
Educational overview only. Guidelines vary; subject to borrower and property qualifications and program requirements.
Non-QM / Investor Financing
Real Estate Investors
Investor and Non-QM financing may provide alternative ways to structure real estate acquisitions, renovations, construction projects and portfolio growth.
Cash Flow Analysis
Evaluate potential rental income against expenses to understand your investment's viability.
Strategic Leverage
Use financing to amplify returns while managing risk within your comfort level.
Liquidity Planning

Non-QM / Investor Financing Options
DSCR
What It Is
Debt Service Coverage Ratio (DSCR) compares a property's rental income with its debt payments. Eligible DSCR programs may evaluate the property's rental income and debt-service coverage rather than relying primarily on traditional personal-income documentation. These programs are designed for investment properties.
Good to Explore When
You are buying or refinancing a rental property and want financing evaluated around the property's income.
Important to Understand
- Credit, property, appraisal and other program requirements still apply.
- How DSCR is calculated, and the guidelines that apply, vary by lender and program.
Educational overview only. Guidelines vary; subject to borrower and property qualifications and program requirements.
Investment performance is not guaranteed. Returns depend on market conditions, property performance, management, and individual circumstances. Past performance does not predict future results.
Your tax return doesn't always tell your entire financial story.
Business owners and self-employed professionals often maximize deductions — which can make qualifying through traditional documentation more challenging. Bank statement loan programs offer an alternative documentation path, using personal or business bank statements to assess qualifying income.
Bank statement programs are an alternative documentation option — not “no documentation.” Full underwriting, credit evaluation, and property appraisal still apply. Eligibility and terms vary.
Explore Your OptionsAlternative Documentation
Use bank statements to demonstrate qualifying income, rather than relying solely on tax returns.
Full Underwriting Applies
These programs still involve complete credit evaluation, income analysis, and property appraisal. They are not a shortcut — they are a different path.
Business Owner & Self-Employed Options
Bank Statement Loans
What It Is
Eligible programs may use personal or business bank statements to evaluate qualifying income rather than relying solely on traditional tax-return income. These are alternative-documentation programs — not "no documentation" loans. Credit, assets, property and full underwriting still apply.
Good to Explore When
You are self-employed and your tax returns, after deductions, may not reflect the cash flow your business generates.
Important to Understand
- Statement periods, income calculations and requirements vary by lender and program.
- Pricing and terms may differ from traditional full-documentation loans.
Educational overview only. Guidelines vary; subject to borrower and property qualifications and program requirements.
Refinance & Home Equity
Whether you want to adjust your current loan terms or access part of your home's equity, refinancing, a Home Equity Line of Credit (HELOC) or a closed-end second mortgage may help you pursue renovations, consolidation, education, or investment goals.
Refinance & Home Equity Options
Rate & Term Refinance
What It Is
A Rate & Term refinance replaces an existing mortgage with a new loan primarily to change the interest rate, loan term or loan structure, generally without using the transaction primarily to take cash out. For example, it may be used to move from an adjustable to a fixed rate or to change the length of the loan.
Good to Explore When
You want to review whether a different rate, term or loan structure may better fit your goals.
Important to Understand
- Refinancing involves closing costs that should be weighed against any potential benefit.
- Extending a loan term can increase the total interest paid over the life of the loan.
Educational overview only. Guidelines vary; subject to borrower and property qualifications and program requirements.
Loan-to-Value ratio (LTV) — the percentage of your home's appraised value that you owe — plays a key role in equity-based decisions. Available equity, terms, and eligibility depend on current market conditions, personal finances, and your individual goals. Access to equity and specific amounts are not guaranteed.
Reverse Mortgage
A Home Equity Conversion Mortgage (HECM) allows eligible homeowners to convert a portion of their home equity into funds — without selling their home or making monthly mortgage payments. It is the most common type of reverse mortgage and is insured by the Federal Housing Administration (FHA).
Key Facts
- FHA-insured program
- Homeowner retains title to the home
- HUD-approved counseling required before application
- No monthly mortgage payments required (borrower must maintain taxes, insurance, and property)
- Available to homeowners age 62 and older
Choose Your Path
I'm Exploring This for Myself
What It Is
A HECM may allow eligible homeowners age 62 and older to convert a portion of their home equity into funds while continuing to live in and own their home. A consultation can help you understand how it works, the costs involved and how it compares with alternatives.
Good to Explore When
You are 62 or older, plan to remain in your home, and want to understand whether a reverse mortgage could fit your retirement plans.
Important to Understand
- HUD-approved counseling is required before applying.
- You remain responsible for property taxes, homeowners insurance and home maintenance.
Educational overview only. Guidelines vary; subject to borrower and property qualifications and program requirements.
A reverse mortgage is not for everyone. Borrowers remain responsible for property taxes, homeowners insurance, and home maintenance. Failure to meet these obligations may result in foreclosure. We strongly recommend consulting with a HUD-approved counselor to fully understand the terms, costs, and alternatives before making a decision.
